I purchased this home in 2011 as a means of reducing my expenses while earning my MBA at William& Mary. I come from a real estate background, so I was comfortable buying a 'fixer-upper' as long as it had an outstanding lot and the community was cheap, yet quite. I would say I nailed it with this place. I have gotten along fantastically well with my neighbors and their children and the lot is located on a cul de sac with woods facing the front door and empty lots facing the back door and the far side of the buidling. In the end, I am paying less than $500 total for a 3 bedroom, 2 full bathroom house with parking for 5+ cars near the woods in an enjoyable community. Unbeatable.In this instance, I spent a signficant amount of time (and money) making the interior at par with what you would see in a $500k+ home, but I ran out of time for the exterior. As such, I would say the best solution would be to vinyl wrap the outside, which should run around $1,500 to $2,500, depending on the quality of materials used. Once this is complete, this will be one of the nicer homes in the community. Here is an abrivated list of the features I have added:- A projector home threatre with a 110"screen, both of which will be included with the home.- Crown molding covering most of the home.- Tile backsplash, trim, and master bath surround.- Red Mahogany laminate floors (extremely durable).- Fresh paint with sophisticated color schemes (I have all the touch-up paints too).- I will include a couch and a pine bunk-bed with the home, but I wouldn't exactly consider them selling points.I would note that there are a couple small things that still need to be done with the interior, but I will complete these projects before I leave if they're important to the buyer. It's really just the exterior that needs some love.Overall, I would consider this to be the happiest place I've lived so far. The cost of the features the home provides cannot be beaten and I have had no conflict with any neighbors, which isn't something I can say about apartment living.If you're interested, please call or email me to arrange a meeting.
